Lence Listing Agreement

Purpose

This agreement outlines the terms under which landlords participate in the Lence platform and receive verified, matched student roommate groups. By submitting a listing through Lence, the landlord agrees to the following terms. “Landlord” means the property owner, property manager, management company, or any authorized agent acting on behalf of the property.

1. Platform Scope

• This agreement applies to landlords listing properties near any accredited college or university campus served by Lence.
• Participation is non-exclusive and voluntary.
• Lence does not act as a broker, agent, or party to any lease agreement.

2. Listings & Leads

• Landlord may list properties on Lence at no upfront cost.
• Lence provides access to verified student roommate groups matched by campus proximity, budget, and lifestyle compatibility.
• All initial tour requests and communications originate through the Lence platform.
• Landlord agrees not to circumvent the Lence platform by directing student groups to contact them through outside channels prior to tour confirmation.

3. Success-Based Fee

• A $250 flat fee is due only if a lease is signed with a student group introduced through Lence.
• No payment is required for inquiries, tours, or applications that do not result in a signed lease.

4. Attribution

A lease is attributed to Lence if:

• The tenant group originated on the Lence platform, and
• The tour or initial introduction occurred through the platform.

Landlord agrees to notify Lence within 48 hours of signing a lease with any group introduced through the platform. Failure to notify Lence within this window does not void attribution if the group introduction can be confirmed through platform records. Lence may request confirmation from both the landlord and the student group for recordkeeping purposes.

5. Payment Terms

• Lence Labs LLC will issue an invoice upon confirmation of lease signing. Payment is due within 14 days of invoice receipt.
• Failure to remit payment may result in removal from the platform and loss of access to future matched student groups.

6. No Guarantees

• Lence does not guarantee lease execution, student commitment, or any specific volume of leads.
• Landlord retains full discretion over tenant selection and lease terms.

7. Termination

• Either party may terminate participation at any time with written notice.
• Upon termination, existing obligations related to completed or in-progress attributed leases remain in effect.

8. Fair Housing Compliance

• Landlord agrees to comply with all applicable federal, state, and local fair housing laws.
• Landlord agrees not to discriminate against any applicant on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected characteristic.
• Violation of this section constitutes grounds for immediate removal from the platform.

9. Pricing & Platform Changes

• Pricing and features are subject to change with 30 days written notice.
• Early partners may receive preferred terms in future iterations of the platform.

10. Governing Law

This agreement is governed by the laws of the State of California. Any disputes shall be resolved in Sacramento County, California.
